Buying Waterfront in South Florida?

Six questions I ask on every waterfront house in South Florida. One, real ocean access or does the canal dead end. Two, fixed bridges between you and the inlet, because that clearance caps your boat permanently. Three, dock setbacks. Fort Lauderdale runs 5-10 ft, Lighthouse Point 7.5-8 ft.

Four, canal width versus boat length. Five, which inlet is closest and how long is the run. Six, depth at the dock at mean low water.

Then the seawall. Repairs over 50% trigger full replacement.
