Jacksonville Waterfront Real Estate Market Update | Fall 2026

What is happening in the Jacksonville real estate market as we move out of the spring and summer selling season and toward fall and the holidays? And what does the current market mean specifically for Jacksonville waterfront homes?

In this Jacksonville real estate market update, I’m looking beyond one month of statistics to explain the bigger trends affecting Jacksonville real estate, Northeast Florida housing, luxury real estate, waterfront properties, buyers and sellers.

One of the most interesting trends right now is that the market is behaving very differently depending on the price point. Higher interest rates are having a much greater effect on entry-level buyers, while higher-priced buyers are often less sensitive to mortgage rates because of existing home equity, investments and greater financial flexibility.

That matters when you're looking at Jacksonville waterfront real estate, where many properties fall into the higher price ranges.
